Set your default assumptions
Before entering leases, set your portfolio-wide turnover cost and expected vacancy days in the settings bar at the top of the App page. These defaults apply to every lease unless you override them on a per-lease row. Typical multifamily turnover costs range from $1,500–$4,000, with 15–45 vacancy days.

Enter your leases
Either upload a CSV by dragging a file onto the upload zone, or use the manual entry form to add leases one at a time. Required columns: unit type (e.g. “1BR”), current rent ($), proposed rent ($) or increase amount, tenure (months), expiry date (YYYY-MM-DD). Open the app to see the exact CSV format with csv-example.

Read your ranked worklist
Renewrank computes the break-even arithmetic for every lease and sorts them into a ranked list. Leases whose increase does not break even before the lease ends appear at the top, flagged in red. Click any row to expand the full arithmetic breakdown.

Export the worklist
Use the “Export CSV” button to download the ranked worklist with every input, weight, and intermediate value included. Share it with your team or keep it for your records.
Frequently asked questions
How does the break-even calculation work?
Renewrank computes one number per lease:
months to break even = turnover cost ÷ monthly increase amount
If months to break even > remaining lease term, the proposed increase does not pay for itself before the resident can leave — Renewrank flags that lease.
The ranking score combines two factors: (months to break even ÷ remaining tenure) × 70% (how much of the lease term is consumed by the payback period) and (days to expiry ÷ 365) × 30% (how imminent the decision is). Every input and intermediate value is shown in the expandable detail row.
What inputs do I need to provide?
For each lease, the tool needs:
- Unit type — e.g. “1BR”, “Studio”, “2BR/2BA” (text, used for identification)
- Current rent — the monthly rent amount currently being paid ($)
- Proposed rent OR increase amount — the new monthly rent, or the dollar increase
- Tenure — how many months the resident has been in the unit
- Expiry date — the lease end date (YYYY-MM-DD)
Optional per-lease overrides: turnover cost and vacancy days. If omitted, the portfolio-wide defaults from the settings bar are used.
Renewrank does not accept demographic data, resident names, income data, credit scores, or any resident-level information.
Why is my lease flagged red?
A red flag means the proposed increase does not break even before the lease ends. In other words, the payback period (months needed for the extra rent to cover the cost of a turnover) is longer than the time the resident is committed to stay under their current lease terms. These leases appear first in the ranked worklist because they deserve the most attention — the arithmetic suggests the increase may not be worth the risk of losing the resident.
Can I save my data and come back later?
No. Renewrank runs entirely in your browser — no data is uploaded to a server, no accounts exist, and there is no saved history. All entered leases exist in browser memory only and are deleted when you close the tab or refresh the page. Export your worklist as CSV before leaving if you need a permanent record.
Does Renewrank integrate with my property management software (Yardi, AppFolio, RealPage, Entrata)?
No. Renewrank does not integrate with any PMS. You must either export your lease data from your PMS as a CSV and upload it, or enter leases manually. No PMS integration exists in this product.
Is this a prediction of whether my residents will renew?
No. Renewrank does not predict resident behaviour. The ranking is purely arithmetic — it compares the proposed increase against the cost of a turnover, using the inputs you provide. There is no machine learning model, no historical data, and no resident-level scoring. Every rank is transparent and every input and weight is shown. The output answers one question: “arithmetically, does this proposed increase make sense against the cost of losing this lease?”
Can I get email reminders when leases are about to expire?
No. There is no email sender available in this system. Expiry dates are shown on every row of the worklist and in the exported CSV. You are responsible for checking those dates yourself. This is a deliberate limitation — promises of email alerts or notifications would be misleading without a working email system. The expiry column is always visible in the table.
What if nothing is at risk in my portfolio?
Then Renewrank says so. It does not fabricate a ranking or invent risk where none exists. If every lease clears the break-even check, the worklist displays an empty-state message: no red flags, no manufactured urgency. This is a deliberate honesty feature — a tool that always produces a tidy ranked list is the failure mode, not the feature.
Can I change the ranking weights?
Not yet. The default weights are 70% break-even/tenure ratio and 30% expiry proximity. Custom ranking weight sliders are planned for a future tier but are not currently available. The current weights are shown on every row so you can always see what drove the rank.
Known limitations
What Renewrank does not do
- This is not a prediction model. Every rank is arithmetic from stated inputs, not a learned score.
- No PMS integrations exist — no Yardi, RealPage, Entrata, AppFolio, ResMan, or any other property management system API connection. You must provide data via CSV or manual entry.
- No email reminders, alerts, or notifications — no email sender exists in this fleet. Expiry dates are shown on every row; you must check them yourself.
- No accounts, no login, no saved history. All data is transient and deleted when you close the page.
- Custom ranking weights and configurable break-even horizons are planned but not yet built.
- No payment processor in live mode — Stripe is connected in test mode only. Paid tiers cannot be purchased until it moves to live.
- No legal entity has been registered for this business yet. The Terms of Service and Privacy Policy are informational until the operator provides entity details.
- This is not a fair-housing compliance tool and not advice on what rent to charge.
